A Leading Homeowners' Association
Located within the community known as Twin Lakes Village, four miles north of Rathdrum, Idaho, we are comprised of 24 residences - six duplexes and three 4-plexes. We have our own bylaws, CC&Rs, and rules and regulations. We have a board of directors consisting of 5 members elected annually from our 24 owners.
We also fall under the guidelines of Twin Lakes Village (TLV), which also has a board of directors, numerous committees and a professional management team.

We have access to so many wonderful activities. For those who golf, the golf course. For boaters, swimmers and fishermen, the lake. A pool for those who prefer swimming in a more controlled atmosphere. A playground, basketball court, tennis courts and a new bocce ball court provide a full choice of active possibilities.
Moondollars at Twin Lakes provides a full menu of tantalizing entrees as well as a gathering place for friends and family. Trivia nights, Mahjong, bunko, amateur nights are only a few of the activities provided for the enjoyment of residents and guests.
The live music on Friday nights during the summer months is top notch. You can find young and old dancing and clapping to tunes.

Beach Access

As residents of Lakeview, we have the best of both worlds. The private beach at the base of Racquet Road offers a private area for intimate family get togethers. Or, for larger gatherings we have access to the neighborhood beach which is a lake access for the entire community. The rules for use are pretty standard...no pets, no smoking, no profanity, etc.
The dock located on the Lakeview private beach is exclusive to Lakeview owners although the docks are a separate entity and not an integral part of the association. The expenses and management of the dock is overseen by Jim Bayley, who is an owner in Lakeview.
The kayak rack is also for Lakeview owners and are available on a first come, first served basis.
The larger beach includes boat docks, a swimming area and an area for your dogs. Most summer days you can find a handful of anglers with their lines in the water hoping to provide an evening meal.
It is my understanding that the boat slips are in great demand and the wait list is long.
We’re committed to enhancing our members’ living experiences by providing a wide range of amenities and services for them to enjoy. For us, what matters most is maintaining a high standard of living for our community residents and making sure they feel happy to be part of our thriving neighborhood.
We have professional lawn care for weekly mowing and trimming, but you can almost always find an owner busily trimming, pruning and cleaning the beds. The pride of ownership is obvious and something that, as a board, we encourage.
Any permanent improvements such as planting,removal of existing plants or trees, fencing, etc. do require board approval. Just keep in mind that everything outside of the building itself is common area and cannot be claimed as an area exclusive to any one owner. Likewise, as soon as any improvement is made in the common area, it becomes the property of the association and the current directors have control.
Spring--welcome the returning birds
Spring! The birds are returning.
As the weather warms, we welcome the birds back to the village.
The osprey have claimed their nest. The songbirds whistle merry tunes. The ducks and geese vie for the best places to hatch their young.
And, here come the "Snowbirds" along with the vehicles that accompany them.
Each year, the number of vehicles that return are in need of a place to park. Parking becomes an issue that has to be addressed.
Parking has been the subject of much discussion at both board meetings and general membership meetings for as long as I can remember.
At our general membership meeting in August, 2019, a parking rule was discussed and a majority agreed on some neighborly solutions, which are summarized here. For the full discussion and motion, see "Minutes general membership meeting, 2019" under forms and documents.
Summer parking rules
* Those owners who have a garage are encouraged to use that space for at least one vehicle.
* 2nd vehicles should be parked in the space in front of the owner's garage if there is space to do so.
* There are 5 designated spaces in the parking lot opposite the mailboxes and 7 along the retaining wall in the circular drive between 4-plexes 1 and 2.
* No parking space should be used as storage for a vehicle that is not being driven.
* No vehicle shall remain parked without being moved for a period longer than 10 days.
* There is parallel parking designated along Village Blvd.
* The parking lot at the clubhouse can be used for overflow unless the parking is needed for special events.
As the heat of summer and the golden days of autumn give way to the chill of winter we see an exodus of residents who have chosen to winter in warmer climates.
But, for the handful who have chosen to brave the cold and snowy climate of northern Idaho, bear in mind that we are located in a snow zone. And as a result, we have...you guessed it...SNOW! And lots of it. The first flurries make their appearance sometime around Thanksgiving, although we have been known to have a white Halloween. And, we are almost assured of a white Christmas.
Although the snow is beautiful, it does present certain challenges to our board of directors. We are walking a tight rope, trying to find the balance that meets the needs of those making the village their year round home while at the same time keeping the cost down as much as possible.
A snow shovel is a necessity and some owners have chosen to invest in a snow blower. Keep in mind that the association is responsible for providing access to the mailboxes and limited plowing. But, if you are wintering here, be prepared to get your daily workout on the end of a shovel.

Pulling sleds to race down the hill,they don't seem to notice the winter chill.
Snowmen, angels and forts appear. All hearts are filled with cheer.
And when they are ready to finally give up, hot chocolate and marshmallows will fill their cup.
Standing there watching brings back a memory, for, you see, that child out there once was me.
